Our executive villa is located in Hampton Lakes and has been professionally interior designed and furnished to a very high standard. The Villa ideally located for three major airports, visiting East and West coast of Florida, theme parks, playing golf, shopping or just relaxing by your own 30’ pool overlooking the wildlife on the lake.

The villa is fully air conditioned with additional ceiling fans in all bedrooms with remote control ones located in the lounge and patio for that additional breath of fresh air on those still balmy nights in your lakeside villa in Florida.
Telephones are provided with unlimited free National, Canada and Puerto Rico calls. For international calls a phone card can be purchased at the local supermarket only 2 minutes away. High speed internet access is available for computers with an ethernet network adapter. In addition, a wireless access point is available for use with correctly configured computers with wireless networking capability. For your further enjoyment we have installed a games room with a full-size Pool table, Fooseball &Air Hockey.
Separate laundry facilities include a full-size washer and dryer, iron and ironing board. A crib (cot), play pen, highchair and stroller are also provided with our compliments without charge along with all towels and linens.
Please note that this property is designated non-smoking, and although we love animals, sorry but no pets are allowed!
Our management company are available 24 – 7 and you will find them very friendly and helpful should you have any questions or problems during your stay.

Booking procedure & payment terms.
If you want to book our villa, you must complete a booking form.
The completed booking form must be signed and returned with either a deposit of 20% of the rental amount or the full rental amount. The mailing address is available upon request.
Payments can be made by cheque or bank transfer. Payment methods involving fees such as PayPal transactions can be accepted but all fees will be met by the guests.
A booking will only be considered firm when the deposit has been received and we have acknowledged the booking in writing or via email to the guest.
Provisional bookings will be held for five working days only.
The balance is due ten weeks before the date of arrival at the villa.
Bookings made within ten weeks of departure are payable in full at the time of booking.
A security deposit (against loss or damage) of £200/$350 is required and must accompany your final payment. This will be refunded in full not later than thirty days following your return home upon receipt of a satisfactory management report that there has been no loss or damage to the villa. Alternatively you may register your credit card details with us to act as the security deposit.
Any charges made to the security deposit will appear within thirty days and you will be notified immediately, should we find it necessary to make a charge.
Additional nights are charge at £65 per extra night.

Cancellation
Once confirmed, you may cancel the booking at any time subject to the clauses detailed below.
We reserve the right to cancel the booking if payment has not been received in full in accordance with the conditions set out in the booking procedure and payment terms stated above.
Cancellation must be in writing.
The following cancellation charges apply to all rentals:
More than ten weeks before arrival date – £50/$80 administration charge.
Less than ten weeks before arrival date – loss of deposit or 20% of rental amount, whichever is the greater.
Less than eight weeks before arrival date – 50% total rental amount
Less than four weeks before arrival date - 100% rental amount.
The security deposit is not subject to cancellation charges and would be refunded in full.
